     STRATEGIC INTELLIGENCE

These are extraordinary times!

Active ImageWe read about “Housing Stimulus” packages, “Housing Rescue” plans, “Home Buyer Tax Credits” every day.

Additionally, “affordable housing” is one of the phrases receiving more attention at the national, state and local government levels. There is an acceptance growing in even the most affluent communities that their teachers, nurses, police and other service providers need to live in the same community. The subject of how to make affordable housing work is on the table. Representatives of the manufactured housing industry need to be involved in the discussion so that when the final decisions are made, factory built housing is included in its rightful place as one of the viable options and solutions.

Our industry must be ready beforehand to address the housing issues and even be proactive in proposing solutions to the current and future housing needs of our nation. Your state Housing Alliance association and national Manufactured Housing Institute work fulltime to prepare for the state legislative sessions and congressional sessions. The staff and board members are doing advance planning and strategizing to influence the outcomes and impact on the industry members.

It is widely accepted that people have emotional intelligence, which is defined as a balance between selfawareness and social awareness. Associations have an “intelligence” too. “Strategic Intelligence” is defined as a balance between association selfawareness and marketplace awareness.

The new state and federal regulations will impact thousands upon thousands of manufactured housing businesses.


Strategic intelligence is especially needed in these extraordinary times. This type of intelligence is a constant cycle of learning and then creating or revising plans. One can’t just think about the association or a business plan once a year and call it strategic planning. We have to regularly discuss issues having the greatest impact on future business, have the right people involved at the right time, determine the right planning cycles and take action.

The proposed new state and federal regulations will impact thousands upon thousands of manufactured housing businesses. Yet with intelligent planning, together we can help the industry rebound and progress.

Utah Mobile Home Relocation Bill Passes: Utah state legislators on Feb. 26 passed SB115, a housing bill that would permit cities and towns to use tax increment to assist mobile home owners who must relocate from a park in the event of a sale. The measure, sponsored by Rep. Greg Hughes (R-Draper) and Sen. Wayne Niederhauser (R-Sandy), was signed by a 2-1 margin in the House and is ready to be passed into law. Hughes said the legislation could be applied to a pending park sale in Taylorsville. "A developer is looking to purchase the land," he stated. "This bill is an attempt to find a solution to a unique but difficult problem." Taylorsville Mayor Russ Wall said he was unsure whether any of the city's three mobile home park owners were planning to sell. However, the legislation is now in place to help manufactured home owners cover relocation costs of up to $18,000, he added.

Mobile Home Park Amendments Passed: Senate Bill 95, sponsored by Senator Jenkins, (1) requires that a lease between a mobile home park owner and a resident disclose the utilities owned and maintained through service fees charged to the resident by the mobile home park; (2) and makes technical corrections.

Utah Continuing Ed Classes


     UTAH CONTINUING EDUCATION CLASSES


Active ImageUtah Housing Alliance, in cooperation with the Utah Division of Occupational and Professional Licensing (DOPL), presents

Installer Training specific to Utah.

Three regional Utah installation education classes will be presented March 17, 19 & 20th. Attendance at any of the classes is one way to get four hours of continuing education for licensing in Utah. These classes will provide national and state industry updates, HUD Code and state specific codes and standards, safety training and timely relevant information for each licensee. Inspectors are welcome and encouraged to attend. No other installation trainings will be offered by UHA this year. Thanks to a DOPL grant, there is NO CHARGE for the four-hour continuing education session.

THE SCHEDULE: (All sessions are from 8:00 AM to Noon) Check-in at 7:45 AM for coffee & pastries served.

     Website Design or Redesign Tips


When designing or redesigning your website consider avoiding some of the more common mistakes found in bad websites. Working with a specific goal and keeping things simple is best in achieving a successful result. Take a look at these points and make changes that will create customers and leads.

(ONE) Budget your design or redesign with enough funds to achieve your goals. In looking at successful websites you will see great photos, well written text and a design that supports a specific purpose. Give the project the time and money to do a good job.

(TWO) Flashy graphics and animated parts really do nothing for your business. If you keep clients hanging at the front door while a flash graphic loads then chances are they won't be there when the door opens. Animated actions on a website are distractive, let your pictures and text motivate the client. Most times, keeping it simple is still the best policy.

(THREE) When developing an idea about your website presentation get a reasoned opinion from someone outside the company. Create a website that’s convenient for your clients. Put yourself in their shoes. Use plain English. Create a website that works for them, but shows what you do best.

(FOUR) Start your website design with a strategy. Do you want to generate leads? Bring them in by offering what they asked for in the search engine. Give them what they came for and direct them in a few clicks to making contact directly with you either by phone or email. Make it apparent that you want their business. Start getting your website working for you and your clients. Get away from standardized website formats and offer something that make clients want to call you. Do this by having a purpose and plan that caters to them.
